Easement rights A right-of-way granted to a person or company authorizing access to or over the owner's land.

Easement in gross
The limited right of a person to use another's land -servient estate-. The right is not created for the benefit of any land owned by the owner of the easement, which means there is no dominant estate, as the easement attaches personally to the owner, not to the piece of land.
