  Effective rent



Effective rent

   The actual rental rate to be achieved by the landlord after deducting the value of concessions from the base rental rate paid by a tenant, usually expressed as an average rate over the term of the lease

Rate
Percentage a borrower pays for the use of money, usually expressed as an annual percentage.

Landlord
One who rents property to a tenant.

Value
The measure of the monetary equivalent of a property. The four essential elements of value are utility, scarcity, demand and transferability.

Concessions
Cash or cash equivalents expended by the landlord in the form of rental abatement, additional tenant finish allowance, moving expenses or other monies expended to influence or persuade a tenant to sign a lease

Tenant
Any person in possession of real property with the permission of the owner.

Term
The length of time in which a loan is to be paid off.

Lease
A contract whereby the landlord grants the tenant the right to occupy defined space for a set period at a specific price (i.e., rent).

Effective age
An appraiser’s estimate of the physical condition of a building. The actual age of a building may be shorter or longer than its effective age.

Effective date
The date on which a registration statement becomes effective and the sale of securities can commence

Effective federal funds rate
The average interest rate that federal funds actually trade at in a day.

Effective gross income (EGI)
The total income from a property generated by rents and other sources, less a vacancy factor estimated to be appropriate for the property. EGI is expressed as collected income before expenses and debt service.

Effective gross rent (EGR)
The net rent generated, after adjusting for tenant improvements and other capital costs, lease commissions and other sales expenses

Effective interest rate
The actual rate or yield of a loan, regardless of the amount stated on the debt instrument.

Effective rental income
Potential rental income minus vacancy and credit losses.

Action to regain possession or real property. This is a last-ditch effort that is used when there is no relationship between landlord and tenant.

Electric service panel
A panel that transfers power from the utility line into a house to be distributed through fuses or circuit breakers.
