Investment 401(k)

   An employer-sponsored investment plan that allows individuals to set aside tax-deferred income for retirement or emergency purposes. 401(k) plans are provided by employers that are private corporations.

Investment manager
Any company or individual that assumes discretion over a specified amount of real estate capital, invests that capital in assets via a separate account, co-investment program or commingled fund, and provides asset management

Investment policy
A document that formalizes an institution's guidelines for investment and asset management. An investment policy typically will contain goals and objectives; core and specialty investment criteria and methodology; and guidelines for asset management, investment advisory contracting, fees and utilization of consultants and other outside professionals.

Investment property
A property that is not occupied by the owner and in most cases produces income or is held for gains from appreciation.

Investment property rule
The Internal Revenue Code specifies that no gain or loss should be recognized on the exchange of property held for productive use in trade or business or for investment if the property is exchanged for property of like kind that is to be held for productive use in trade or business or for investment.

Investment related savings
The estimated total savings of buying invested at a rate of 8% for the number of years that a borrower would plan to own a home.

Investment return
What an investor yields on the investment in dollars as a percent.

Investment strategy
The investment parameters used by the manager in structuring the portfolio and selecting the real estate assets for a fund or account.

Investment structures
Unleveraged acquisitions, leveraged acquisitions, traditional debt, participating debt, convertible debt, triple-net leases and joint ventures

Investment-grade CMBS
Commercial mortgage-backed securities with ratings of "AAA," "AA," "A" or "BBB"

Investor status
In reporting to clients and consultants, all investors are divided into two categories: taxable and tax-exempt. The tax-exempt category includes all qualified pension and retirement accounts.

Identification period
The period during which the exchanger must identify replacement property in a 1031 tax deferred exchange. The identification period starts on the day the exchanger transfers the first relinquished property and ends at midnight on the 45th day thereafter.

Illusory contract
An apparent contract that is not a contract because the parties have not agreed to be bound.

Impact fees
Money that local government collects from housing developers to pay for services that residents will need, such as schools, parks, road improvements and sewerage.
