Security

   The property that will be pledged as collateral for a loan.

Property
The rights of ownership. The right to use, possess, enjoy, and dispose of a thing in every legal way and to exclude everyone else from interfering with these rights.

Will
A written document, properly witnessed, providing for the transfer of title to property owned by the deceased, called the testator.

Collateral
In a home loan, the property is the collateral. The borrower risks losing the property if the loan is not repaid according to the terms of the mortgage or deed of trust.

Loan
A sum of borrowed money (principal) that is generally repaid with interest.

A debt that is secured by a lien on debtor's property that may be taken by the creditor in case of nonpayment by the debtor.

Secured loan
A loan that is backed by collateral.

Securities and Exchange Commission (SEC)
The federal agency that supervises and oversees the issuance and exchange of public securities.

Securitization
The process of converting an illiquid asset, such as a mortgage loan, into a tradable form, such as mortgage-backed securities.

Section(s)
As used in the government survey method, a land area of one square mile, or 640 acres. A section is 1-36 of a township, or each township contains 36 sections. Sections are numbered 1 through 36. Section 1 is always in the northeast, or upper right-hand, corner.

A mortgage that is taken out on a property that is under construction or which needs serious renovation to be made habitable.
