  Selling agent



Selling agent

   The agent who obtains a buyer. A selling agent may represent the buyer, or may be a subagent of the seller.

An agent of an individual already acting as an agent of a principal.

Seller carry-back
An agreement in which the owner of a property provides financing, often in combination with an assumable mortgage.

Seller carryback financing
A sale of real property where the seller receives a portion of the sales price in the form of a promissory note secured by the real property purchased.

Seller financing disclosure statement
There are specific additional duties imposed upon the licensee who negotiates a sale of real property when the seller receives a portion of the sales price in the form of a promissory note secured by the real property purchased.

Seller representation
Offered by firms representing sellers (might offer buyer representation as well).

Seller take-back
A form of financing in which the seller of a property accepts a down payment and agrees to accept payments until the property is paid for.

Seller's agent
An agent who represents the seller of real property.

Seller's broker
Agent who takes the seller as a client, is legally obligated to a set of fiduciary duties and is required to put the seller's interests above all other's.

Seller's expenses
Include cost of abstract, documentary stamps on deed, real estate commission, recording mortgage, survey charge, escrow fees, attorney's fee.

More buyers than sellers.

Seller's real property disclosure form
As required by Nevada Real Estate Division Code NRS 113. 100-113.150, a transferee (buyer) of residential real property is entitled to a statement from the transferor (seller) which provides information regarding the physical condition of the property.

A relationship where an investment manager or adviser is retained by a single pension plan sponsor to source real estate product under a stated investment policy exclusively for that sponsor.

Separate property
Under community property law, property owned solely by either spouse before the marriage, acquired by gift or inheritance after the marriage or purchased with separate funds after the marriage.
