Separate property

   Under community property law, property owned solely by either spouse before the marriage, acquired by gift or inheritance after the marriage or purchased with separate funds after the marriage.

The rights of ownership. The right to use, possess, enjoy, and dispose of a thing in every legal way and to exclude everyone else from interfering with these rights.

Gift
In the context of mortgage banking, a gift is a bestowal of money that does not have to be repaid, and which is used for a down payment or closing costs.
