  Tenants in common



Tenants in common

   A form of concurrent ownership of property between two or more persons, in which each has an undivided interest in the whole property. This form is frequently found when the parties acquire title by descent or by will.

Ownership
The right to possess and use property to the exclusion of others.

Property
The rights of ownership. The right to use, possess, enjoy, and dispose of a thing in every legal way and to exclude everyone else from interfering with these rights.

Interest
Money paid to a lender as compensation for money that is borrowed.

Title
1) The rights of ownership and possession of particular property. 2) In real estate usage, title may refer to the instruments or documents by which a right of ownership is established (title documents), or it may refer to the ownership interest one has in the real estate.

Descent
Acquisition of an estate by inheritance in which an heir succeeds to the property by operation of law.

Will
A written document, properly witnessed, providing for the transfer of title to property owned by the deceased, called the testator.

A printed manual outlining emergency procedures, including evacuation plans and contact information for emergency personnel.

Tenant improvement (TI)
Work done on the interior of a space, can be paid for by landlord, tenant, or some combination of both, depending on the terms of the lease.

Tenant improvement (TI) allowance
Defines the fixed amount of money contributed by the landlord toward tenant improvements.

Tenant improvements (in a lease)
Specification of improvements tenant must make at tenant's expense.

Tenant mix
A phrase used to describe the quality of a property's income stream.
