   The specific purpose for which a parcel or a building is intended to be used or for which it has been designed or arranged.

Urban property
Property in a city or a high-density area.

Urban sprawl
The unplanned expansion of development over a large area.

Urea-formaldehyde
First used in building materials, particularly insulation, in the 1970s. Gases leak out of the urea-formaldehyde foam insulation (UFFI) as it hardens and become trapped in the interior of a building.

Urgent repairs
Repairs which must be made to a property to ensure that it is 'fit to live in'.

Usable square footage
The area contained within the demising walls of the tenant space that equals the net square footage multiplied by the circulation factor.

Usurious rate
A rate based on unnecessarily or unlawfully high interest; act or practice of lending money at high interest; sometimes intangible property taxes are applied to income from usurious rates.

Usury
On a loan, claiming a rate of interest greater than permitted by law.

Utilities availability (in a lease)
The landlord guarantees the availability of the necessary utilities.

Utility liens
Municipalities often have the right to impose a specific, equitable, involuntary lien on the property of an owner who refuses to pay bills for municipal utility services.

Utility value
The value in use to an owner-user, which includes a value of amenities attaching to a property; also known as subjective value.
